A restructuring of an exemplary tertiary program
The Île-de-France building, now known as Altiplano, was built in the early 1980s. Since 2017, the building's various tenants have gradually vacated the premises, with the last occupied premises being vacated in April 2019. The owner has launched a clean-up and asbestos removal operation throughout the interior spaces with a view to restructuring the building.
Overlooking the town of Puteaux on the southern esplanade of Paris La Défense (Villon district), the building, constructed in 1982, is therefore undergoing a total restructuring project, with work having started in the second quarter of 2020. In line with the changes currently taking place in Paris La Défense, Altiplano's 57,000 square meters of office, service, and retail space offer a different perspective on tertiary use and set new standards. Altiplano has a very active base, which, in its contemporary version, diversifies and energizes the landscape of the Villon district, a stone's throw from the esplanade.
Altiplano was designed by Savoir-Faire Architecture, and the redevelopment of the building was led by Orféo Développement as the delegated project manager. The building is bathed in natural light, generously planted with vegetation, open to the outside and horizontal (not a high-rise). Altiplano will offer spacious patios and loggias, as well as large open-air terraces that will allow users to develop a unique way of working in La Défense.
The creation of services open to the public on the ground floor of the building includes:
- The drugstore (managed by SODEXO), designed to be open to the public in the future, with the following shops:
- Bakery: Bo & Mie
- Café: La Brulerie des Gobelins
- Food outlets: Copper Branch, Koedo dozo
- Afterfood
- Brasserie: currently being selected
- A general grocery store of approximately 1,000 m²
- A restaurant
- A business center (private) by Chateauform'
- A concierge service
- A bicycle parking area (with changing rooms)
The building is largely occupied by the Suez and Enedis teams.
The surroundings of Altiplano have been redeveloped to improve the quality of use of the site for users and residents. Particular attention has been paid to the landscaping and mineral features of the forecourt.
The redesign of the site's surroundings was conceived as follows:
- A landscaping project and outdoor amenities were revised to improve the greening of the surrounding area.
- The connection and flow of pedestrians and bicycles between the “Ville de Puteaux” level and the “slab” level were redesigned.
- The restoration projects implemented at slab level will enliven the pedestrian walkways around the building, as well as the facades of the slab level,
- The exterior work includes: raising the elevators, creating a monumental staircase, a new firefighter access ramp, etc.
