Since 2024, the Groues neighborhood in Nanterre—which was once partly made up of brownfield sites—has been transformed into a vibrant neighborhood, fully integrated into the city and connected to La Défense and the area’s higher education institutions. With nearly 800 housing units, a school complex, a campus, gardens, and a train station, the neighborhood has undergone a dramatic transformation in just a few years—and the changes are far from over. Well-served by the RER E line and, in the future, by Line 15 of the Grand Paris Express, this vibrant community will embody the spirit of local connectivity throughout western Île-de-France.

By the end of 2025, approximately 30% of the urban development project had been completed. Between 2024 and 2026, the following projects were completed in Les Groues:

• Nearly 800 housing units delivered: Flora (88 units), La Forêt des Groues (148), Hélios (94), and the mixed-use FOCD building (43 housing units and 2,700 m² of office space), Les Hallizées (160), and the first phase of West Village (246).
• Educational facilities: the Igensia Alternance campus, France’s largest campus dedicated to work-study programs (10,500 m², 3,000 students), and the Yvonne Kerzrého school complex (20 classrooms), set to open at the start of the 2025 school year.
• Public spaces for strolling and gathering: the Jardin des Rails and its large children’s playground, the Jardin des Bels Ébats along the railway tracks, the Place des Groues (5,000 m²) with its central clearing, and Rue de Lens.
• A new gateway: the Nanterre-La Folie RER E station, which places Les Groues just 15 minutes from downtown Paris.
• An employment hub: VINCI’s headquarters, L’Archipel, with 74,000 m² of office space.

Construction is proceeding at a steady pace, with nearly 800 housing units currently under construction or planned through 2029.

• Sky Horizon (Sefri-Cime): 132 housing units and a 1,780 m² commercial base to house small businesses; currently under construction, with completion scheduled for 2027.
• West Village, Phases 2 and 3 (BNP Paribas Immobilier and Marignan): 263 housing units in Phase 2, along with the Twist, a new cultural venue, a public services center, retail spaces, and a public parking garage, followed by 143 housing units in Phase 3. Construction began in 2026, with completion scheduled for 2029.
• Ilot Ciel at “345 rue des Fauvelles” (Quartus, Emerige, and Seqens): 168 housing units, a public gym, and spaces for artisanal activities, starting in 2030.
• A second school complex, Hafid Rahmouni, supported by the City of Nanterre: 9 preschool classes, 10 elementary school classes, and a recreation center, starting in 2030.
• The Jardin des Rails Nord, scheduled to open in early 2027 (community gardens, pétanque courts, a tree-lined swale), the Marie Marvingt and Nina Simone alleys, and the complete redevelopment of Rue François Hanriot (wide sidewalks, bike lanes, landscaped swales), to be completed between late 2026 and 2028.
• A future park, currently under study on land acquired from SNCF Immobilier (4.5 hectares). The latest transfer of railway land, signed in May 2026, concluded the agreement initiated in 2015: 17.5 hectares transferred.

The future Nanterre-La Folie station, located in the heart of the Gare des Groues area, has been under construction since 2024. It will offer a direct connection to the RER E line, with the RER A line accessible in less than 5 minutes on foot, and will provide easier access to La Plenitude Arena and the Terrasses de l’Arche neighborhood. The first tunnel boring machine began work from Nanterre-La Folie in December 2025 to excavate the tunnel toward Courbevoie. Line 15 West is scheduled to open in 2031.

A total of 17 hectares of public spaces will be developed, including 4 hectares of green spaces created within the public area. This development will increase the number of trees sevenfold: from 185 at the start of the ZAC to more than 1,500. By 2032, Les Groues will have 4,500 housing units and 10,500 residents.

• 4 hectares of green spaces created in public areas + 3 hectares of private green spaces.
• 7 m² of green space per resident in the inner courtyards (private lots) and the same amount in public areas, for a total of 14 m² of green space per resident at the neighborhood level
• 30% permeable pavement
• 5.1 km of dedicated bike lanes and paths
• 1 bike parking space per resident on private properties
• 60% of roadways dedicated to bicycles
• More than 500 on-street bike parking spaces
• 2 public parking garages with 400 underground spaces and 160 on-street spaces
• 50% of concrete pavements made from low-carbon concrete
• 40% of housing units with wood-frame construction
• 90% of housing units are dual-aspect
• 1 district heating network powered by agricultural residues, achieving a 70% renewable energy rate

• 288,000 m² of housing (4,500 housing units upon completion)
• 79,000 m² dedicated to businesses, retail, and public/private facilities: 
  • Businesses: 23,500 m²
  • Retail: 12,500 m²
  • Hotel and tourist accommodations: 13,000 m²
  • Public facilities and community amenities: 30,000 m²
• 3 school complexes
• 1 public daycare center
• A metropolitan transit hub: the Nanterre-la-Folie RER E station (to be completed in 2024) – and the future Line 15 of the Grand Paris Express (2031)
