Lightwell

Investor/Developer: Unibail-Rodamco-Westfield
Architect: Barthélémy Griño
Height: 13 floors
Surface area: 35,000 m², 1,000 m² of outdoor spaces and terraces
Completion: 2024
Location: Esplanade Sud, Michelet district (Puteaux)

Located on the Esplanade de La Défense, Lightwell has undergone a virtuous restructuring designed by the Barthélémy Griño architectural firm.

In line with the Unibail-Rodamco-Westfield Group's “Better Places 2030” sustainable development strategy, Lightwell has established itself as a benchmark in environmental terms:

  • Preservation of two-thirds of the existing structure
  • Recycling of more than 87% of construction waste
  • Recovery of 71 tons of materials for reuse off-site and on-site
  • 100% recycling of demolished concrete into aggregates, some of which were reused in the production of new concrete for Lightwell
  • Use of bio-based and locally sourced materials: transformation of old stones from the façade into terrazzo used for flooring, wood from European forests, etc.
  • 100% LED lighting

This means that 30 tons of CO2 have been avoided thanks to the reuse of materials, which is the amount of carbon absorbed in one year by a forest of 1,200 trees, and 43% less primary energy consumed compared to existing buildings.

These features enable Lightwell to aim for the highest levels of environmental certification: HQE “Exceptional,” BREEAM “Excellent,” and BBC-Effinergie Renovation RT-40%.

A building on a human scale, anchored on the Esplanade de La Défense

Lightwell offers unique visibility on the Esplanade de La Défense, right next to the Parc project. The building is equidistant from the two major public transport stations in the business district: Grande Arche de La Défense station and Esplanade de La Défense station.

Because Lightwell encourages sustainable mobility, a secure bicycle storage area is directly accessible from the forecourt and is equipped with changing rooms, showers, and a self-service repair area.

This “labor code” building has 13 floors. It offers a variety of workspaces that promote collaboration and creativity. Lightwell has a total capacity of 2,850 employees and includes flexible workspaces ranging from 2,800 m² to 3,300 m² each, as well as direct connections to outdoor spaces.

Architecture that reinvents community living

Lightwell's new architecture has been designed to encourage encounters, exchanges, and the emergence of ideas:  a monumental private glass atrium, double-height attic spaces on the top floors, and green rooftop terraces. The landings between floors have been designed as collaborative spaces. Each office floor alternates between open-plan workspaces and meeting rooms. This diversity of spaces and the varying heights of Lightwell give it a unique and stimulating character on a daily basis.

To enrich the daily experience of employees, Lightwell offers a range of services open to the heart of the block: two dining areas (a food court-style company restaurant and an alternative dining option), a Business Center consisting of a 200-seat modular auditorium, a 1,400-square-foot foyer opening onto a green patio, and four breakout rooms, as well as a Wellness Center with weight training equipment and group classes.

Currently, the French industrial group Arkema occupies nearly 25,000 m² (80% of the building) at Lightwell.
