The GE1 real estate lot (project name: Îlot Ciel) will be developed in the new Groues district, on a site covering approximately 7,000 m² bordering the municipalities of La Garenne-Colombes and Courbevoie.

The Îlot Ciel project by QUARTUS and Emerige, whose architectural design was entrusted to the Antonini Architectes agency, will develop six buildings of varying heights (up to seven stories), whose layout will maximize sunlight, distant views, and continuity of outdoor spaces.

Îlot Ciel comprises a total of 176 apartments of various sizes, in several categories: open market, subsidized, intermediate rental, and social rental (PLAI and PLUS). The entire social and intermediate housing program (68 units) will be directly managed by Seqens (ActionLogement Group), which will develop eight apartments under the new BRS (baux réels solidaires) scheme, enabling lower-income households to become homeowners. 

Based on the concept of “Habiter utile” (useful living), Îlot Ciel guarantees comfort and ease of use for all of its housing units, thanks to its dual and cross-oriented layout, the systematization of private outdoor spaces, its accessible roof terraces, and its numerous bicycle parking spaces.

In line with Paris La Défense's policy of mixed use and optimization of available land, a 1,500 m² public gymnasium, capable of accommodating two classes simultaneously, will be built on the ground floor of one of the buildings. With large bay windows, it will be naturally lit on both the street and garden sides. Another illustration of the project's mixed-use program is an 832 m² business space that will be built on the ground floor of the building complex on Rue de la Garenne.

Giving nature a prominent place

To offer future users a privileged setting, all buildings will have access to the large central garden with abundant greenery, a source of pleasure and refreshment. In total, the Îlot Ciel program will provide 2,000 m² of green space, including nearly 1,750 m² of open ground.

In terms of the environment, the project's performance already anticipates the requirements of the future RE2025 standard. It will incorporate a significant proportion of bio-based materials and will be connected to the Idex heating network that supplies the neighborhood, now powered by more than 50% renewable energy. Thanks to its virtuous fundamentals, the project aims to obtain NF Habitat HQE certification with an Excellent rating. The complex has 125 parking spaces in the infrastructure.

Project schedule

  • 2024: Quartus and Emerige are selected by Paris La Défense to develop Ilot Ciel.
  • 2025: Signing of the preliminary sale agreement and submission of the building permit application.
  • 2026: Signing of the deed of sale for the land.
  • 2028: Delivery.
