Quartus and Emerige selected to build Îlot Ciel in Les Groues

The eleventh district of Nanterre is gradually coming out of the ground, and there are a growing number of projects to bring it to fruition. Paris La Défense has just announced that it has selected the Quartus and Emerige consortium for lot GE1, located on the border with Courbevoie and La Garenne-Colombes.

The project, which has been named ‘Îlot Ciel’, will feature a mixed-use programme with a strong emphasis on green spaces. It will also meet the environmental ambitions of Paris La Défense.

A mixed programme

On a 7,000 m2 site near Courbevoie and La Garenne-Colombes, Quartus and Emerige will be building a new mixed-use development called Îlot Ciel. The six buildings, of different heights, will accommodate 176 homes (open-access, controlled-access, intermediate rental, social rental, etc.). This difference in height will encourage sunlight, open up views and ensure the continuity of shared outdoor spaces. Each flat will have its own private outdoor space, access to roof terraces and bicycle parking.

At the foot of one of the buildings, a 1,500 m2 gymnasium will accommodate two classes at the same time, with large bay windows to accentuate the brightness of the space. The programme also includes a retail space of over 800 m2 on the rue de la Garenne side. An infrastructure car park with 125 spaces is also planned.

Green spaces at the heart of the project

Green spaces are an essential part of this project. Each building will have access to a vast central garden planted with trees and shrubs to keep things cool. In all, more than 2,000 m2 of green spaces are planned, including 1,750 planted in the ground.

In environmental terms, the project will meet the requirements of the future RE 2025. A large proportion of the building materials used will be bio-sourced. The buildings will be connected to the Idex heating network, more than 50% of which is supplied by renewable energy.
