Within Cœur de Quartier, Versus is a real estate complex designed by Demathieu Bard Immobilier, drawing on the architectural talent of Gaëtan Le Penhuel & Associés and landscape architect Mugo. Versus comprises 69 apartments, a nursery with around 20 places, and a 2,150 sq ft space dedicated to personal services. It is located right next to Nanterre-Université station and is at the heart of a new hub comprising offices, shops, housing, leisure facilities, and more, extending from the business district.
Its contemporary and dynamic architecture has been designed to blend in perfectly with the buildings lining the Terrasses. With its wooden facades, balconies, and shared garden in the center of the block, it provides a pleasant and peaceful living environment for its future residents.
The Versus residence has also been designed to guarantee its occupants a high level of acoustic comfort thanks to its dual facade: a “protective shell” on the north side facing the railway tracks, and facades that are largely open to the sun on the protected, tree-lined inner courtyard. More than just a “simple” housing project, this is an ambitious urban and environmental project, a true living space offering all the amenities of city life in a high-quality landscaped environment. The aim of this approach is to offer residents a pleasant and safe living environment in the heart of this rapidly developing district of Nanterre.
Cœur de Quartier is an illustration of the development strategy deployed by Paris La Défense in favor of balanced development of the area, including residential, tertiary, commercial, and service programs.
A word about architects
The Gaëtan Le Penhuel architectes & associés agency is characterized by its multidisciplinary approach. The firm does not limit itself to a single type of project and covers a wide range of sectors: offices, education, housing, early childhood, elderly care, healthcare, laboratories, culture, macro-lots, and urban planning. It is involved in the construction of the Olympic Village in Saint-Denis and a number of housing and infrastructure projects in Paris, Lyon, Chambéry, and elsewhere.
Demathieu Bard Immobilier received a Pyramide d'Argent award at the Ile-de-France regional ceremony of the competition organized by the Federation of Real Estate Developers in the Urban Diversity category for the Versus project in Paris La Défense.
