Synergies Project: housing and offices for the renewal of Lotus

A new mixed-use project is about to see the light of day in the business district. On the border with Courbevoie's residential districts, the Lotus building will be given a facelift to accommodate the head offices of Fiducial Real Estate and Sogeprom, as well as housing for Rives de Seine Habitat.

By autumn 2027, the restructured Lotus building will have become Synergies, welcoming new occupants, both employees and residents. A mixed-use development in a rapidly changing neighborhood that will meet the needs of its users and meet high environmental standards.

Focus on comfort

To meet the needs of the business district's users, the owner of the Lotus building, Fiducial, has decided to restructure it into a mixed-use, reversible building, combining office space with residential accommodation. More than 11,000 m2 of office space will be delivered (compared with 7,000 m2 before the restructuring), to accommodate the head offices of Sogeprom (Société Générale's real estate development subsidiary) and Fiducial Real Estate (the building's owner). As for housing, 77 units will be created for Rive de Seine Habitat.

To ensure the comfort of future occupants, the architectural firm SCAU has designed optimized facades, alternating glazed and opaque surfaces to provide maximum natural light while avoiding the effects of solar overheating. A cooling system will be coupled with air fans to promote thermal comfort. Users will also have access to loggias, balconies, green roofs and parking spaces.

Restructuring for the benefit of the neighborhood

The restructuring of this building, located at the end of the Coupole-Regnault district on boulevard Patrick Devedjian, will create a smoother link with the town of Courbevoie. This project is part of an overall dynamic that affects the entire district. Following the completion of Latitude and its animated plinth, the Synapses project, the result of the Empreintes call for projects, is set to offer a number of services, including shops and a gym. 

Strong environmental ambitions

As with most projects in the business district, the environmental ambitions of this redevelopment are ambitious, in line with the strategic direction of Paris La Défense and the developer's desire to invest in innovative mixed-use projects. As such, the building will comply with RE 2025 standards and meet the ambitions of Pacte 3B (low-carbon, biodiversity and good living).

To enhance the value of the building, the existing building infrastructure will be preserved. The structure will be mixed, with a central concrete core and a wooden post-and-beam system. The use of wood will make the building a real carbon sink.

Work on the 16,300 m2 complex began in November 2024 and is scheduled for completion in 2027.
