Paris La Défense finalises future projects in the Croissant sector
Paris La Défense has signed a preliminary sale agreement for three plots of land in the Seine-Arche joint development zone (ZAC) in the Croissant sector. These projects will enable the neighbourhood's transformation to continue, with the addition of mixed-use, low-carbon real estate developments.
The three projects were presented at MIPIM 2025, and the preliminary sales agreements have now been signed. These three operations represent the development of approximately 22,000 m², with nearly 300 housing units, shops, a gymnasium and a community hall.
Three new mixed-use, low-carbon developments
This new phase of the Croissant district transformation project involves the construction of three new mixed-use, low-carbon real estate developments.
Housing and services
Led by Care Promotion and Demathieu Bard Immobilier and designed by Hardel Le Bihan Architectes, the project involves the construction of three residential buildings comprising 145 homes, broken down as follows:
- 68 owner-occupied homes,
- 59 intermediate rental homes (IN'LI investor),
- 18 homes under a solidarity-based lease.
The programme also includes the construction of two commercial premises, a community hall and a co-working space. Delivery is scheduled for 2029.
A gymnasium and housing
Developers Care Promotion and Demathieu Bard Immobiliers, Coop Immo, and architects Brenac & Gonzales Associés have jointly designed the second project. It involves the construction of a gymnasium and four buildings comprising 81 units (49 owner-occupied units, 32 units under a solidarity-based lease). Delivery is scheduled for 2029.
An intergenerational residence and a shop
The final programme is being led by Linkcity, with the help of the architectural firm Le Penhuel & Associés. The programme includes an intergenerational residence of more than 4,700 m², comprising 85 intermediate housing units with services and a food shop. Delivery is scheduled for the end of 2028.
A shared commitment
All these projects have one thing in common: environmental excellence. They aim to achieve the 2028 threshold of RE2020, level 2 of the Biosourced Label, and NF Habitat HQE certification in accordance with the City of Nanterre's construction quality charter.
A sector undergoing change since 2015
In the Seine-Arche ZAC (joint development zone), the Croissant sector is undergoing major changes thanks to Paris La Défense and the city of Nanterre. Work began in 2015. This first phase of development was completed in 2023, following the demolition of an old car park, the delivery of the Altana and Arche Horizon housing programmes and the installation of a Léonard de Vinci higher education school.
Phase 2 will open up the Croissant sector a little more to the surrounding neighbourhoods and André Malraux Park. The fundamentals of the project are as follows:
- Connecting the neighbourhood to La Défense by creating more direct and clearly marked routes.
- Opening up the ground floor of the Fraternité residential building.
- Improving soil permeability and enhancing biodiversity by introducing a range of plants suited to the environment.
Among the projects in phase 2 of the Croissant sector:
- Demolishing the last remaining parts of the car park in 2020.
- Relocating the Gorki community centre.
- Expanding the Gorki shared gardens.
- Restructuring the Gorki school, which will reopen in 2024.
Currently, across the entire Seine-Arche ZAC, the construction programme is 80% complete, with nearly 3,400 homes delivered and more than 100 hectares of public spaces created.
